We were contacted to trouble shoot a boiler system that was short cycling.
The picture below is a scale sample taken during an annual water side boiler inspection.
After being descaled, the boiler ran longer and exhaust temperatures dropped dramatically. The before and after, boiler efficiency was restored from 62% back up to 93%. The efficiency calculations were based on measurements of the liquid condensate being expelled at the flue exhaust, along with 02 & CO2 combustion analysis.
Magnetite is nearly eight times more insulative than regular Calcium-Magnesium based scales. This is one of the reasons we see many heat exchanger failures in the boiler and DHW heating industry.

What is Magnetite
Magnetite is a term used in the HVAC industry used to describe the fine, dissolved metal held in a heating system, often seen in the form of black iron oxide, or sludge. The effects of the sludge is to narrow the waterways of the gas fired boilers and water heaters. The deposits tend to build-up internally in low flow areas of the system and where the heat is highest. Scale will continue to gradually build-up inside of the waterways until being restricted, or in extreme cases blocked entirely causing overheating, and eventual heat exchanger failure.

the only effective and practical solution to reduce magnetite in heating water is fitting a dirt separator fitted with powerful magnets. The working principle is quite simple. The heating water flows through a cylinder. As flow enters the cylinder the flow velocity is reduced, so non magnetic particles can deposit successfully. Collecting on the filter media inside the separator chamber. In addition, the heating water flows around a magnetic rods integrated in the separator. The tiny magnetite particals suspended in the water attach to the rod. the liquid flow is not influenced by by these measures, no major resistance is present. to dispose of the foreign matter a maintenance specialist simply pulls out the magnetic rods from the filter housing, opens the bottom drain on the separation chamber, and the sludge can flow out without making a mess.
